Welcome to your modern 3-bedroom, 2.5-bathroom mountain retreat in North Conway! Nestled in a peaceful wooded setting with beautiful mountain views, our home is the perfect year-round base for families and groups of up to 8 guests. Main Living Areas: Unwind in the chic living room and stream your favorite music through the Bluetooth sound system. Enjoy the changing seasons from the bright, cozy sunroom. A dedicated workspace is available for those needing to stay connected. The fully equipped kitchen and dining area, with large windows overlooking the deck, are perfect for sharing meals together. Outdoor Space: Step outside to your private patio complete with a grill, a relaxing swing chair, and sun loungers. Evenings are best spent gathered around the fire pit. Enjoy outdoor fun with life-size games. Amenities: Washer and dryer included for your convenience. Sleeping Arrangements: Bedroom 1: Queen Bed Bedroom 2: Two Twin Beds Bedroom 3: Bunk Bed (Queen on the bottom, Full on top)

Check-in is any time after 3:00 PM. Check-out is by 11:00 AM. By booking, you acknowledge and agree to assume all risks associated with using the fire pit. The full liability waiver is part of our rental agreement and is available for your review. Fire Pit Use Liability Waiver & Assumption of Risk This waiver is intended to ensure safe and responsible use of the fire pit located at Pine & Peak Retreat. By using the fire pit, each guest acknowledges and agrees to the following: 1. Assumption of Risk I understand that the use of a fire pit involves inherent risks, including but not limited to burns, smoke inhalation, property damage, or the spread of fire. I voluntarily assume all risks associated with the use of the fire pit and surrounding area. 2. Release of Liability I hereby release, waive, discharge, and hold harmless Pine & Peak Retreat, its owners, agents, representatives, affiliates, and employees from any and all liability, claims, demands, actions, or causes of action arising out of or related to any loss, damage, injury, or death that may be sustained while using the fire pit, whether caused by negligence or otherwise. 3. Indemnification I agree to indemnify and hold host(s) or owner(s) harmless from any loss, liability, damage, or costs, including court costs and attorney fees, that may occur due to the use of the fire pit by myself or any guests under my reservation. 4. Rules of Use I agree to use the fire pit in accordance with posted safety rules, including but not limited to: No use during high wind or local fire bans No use of accelerants (e.g., gasoline, lighter fluid) Supervision of children at all times Full extinguishment of fire before leaving unattended I understand that failure to follow these guidelines may result in immediate termination of my stay and/or additional charges for damages. By booking and confirming a reservation at Pine & Peak Retreat, the guest acknowledges and agrees to all terms outlined in this Fire Pit Liability Waiver, and voluntarily assumes full responsibility and liability for the use of the fire pit during their stay. Bunk bed The top bunk is designed for guests 160 lbs or less. Please do not allow heavier guests or adults to use the top bunk. Children should be supervised at all times when using the bunk beds.
